A. CONSTRUCTION MANAGEMENT

1. What is Construction Management?

According to the Construction Management Association of America “Construction Management is a professional service that applies effective management techniques to the planning, design, and construction of a project from inception to completion for the purpose of controlling time , cost and quality”.

2. How does our Construction Management service benefit you?

We are a fee based service in which we are responsible exclusively to the owner and act in the owner’s interest at every stage of the project. We provide additional benefits over General Contractors or Design Builders in that we are the only ones in site to work directly in the best interest of the owner, not the contractor. We help to prevent or minimize potentially serious overruns, schedule delays, and quality concerns that might otherwise develop. Our primary goal is to deliver a better product at or bellow your budget.

3. How does it work?

Our involvement with a project typically starts at preconstruction, working as a team member in identifying and projecting the “Owner’s Program” . This “Owner’s Program” consists not only of the facility to be constructed, but also the constraints of time, quality and cost. Evaluation of construction types and materials based on availability and constructabilty helps to determine a product's true impact on a project prior to its incorporation into the work. This involvement in the generation of the “Owner’s Program” and continuing on with the same personnel into the Field Office during construction phase, minimizes the possibility of “lost in translation” errors.

 

B. REAL ESTATE CONSULTING

1. What is a Real Estate Consultant?

A  Real Estate Consultant is someone who will advise, assist and educate you, so you can make the appropriate real estate decisions and investments.

2. Why retain a professional Real Estate Consultant to help you on your real estate transaction?

You have to ask yourself: Do you have the time, experience, sources of information and contacts to do the job yourself?  Would it go as smooth as it could?  Would it give you more personal time? Would you purchase for less?

3. How does our Real Estate Consulting Services benefit you?

A  Real Estate Consultant is different than a traditional Realtor because a consultant will invest the time at the beginning of a real estate relationship to determine whether you are in the buying, selling or investing process looking out for your best interest the consultant will be sure be sure that you are protected and are given all of the information you need regarding the process and the property. A traditional Realtor just looks for properties to earn his or her living.

With this new approach in mind our consulting services in the real estate buying process include:

  • Pre-Qualification.
  • Selecting a property: Targeted searching, Resources, Objectivity.
  • Negotiating.
  • Monitoring, Renegotiating and Closing or Setting: Overwhelming volume of steps
  • Experience reading and following escrow instructions - Organizing inspectors or other professionals

C. INTERIOR DESIGN

1. We are thinking on remodeling our house - When soon should we call an Interior Designer?

Before you meet with any contractors or subcontractors, schedule an appointment with us to come  out and assist you in reviewing your current home interior design to see how you can maximize your space and create an environment to fit your lifestyle. If you have any ideas from magazines, books, etc., our firm can review them with you and consult on how to best use them and then expand on the concept to enhance your area of interest.

2. What if we are building a new home? How should we think of hiring an Interior Designer?

The construction of a new home requires much detail and insight. An Interior Designer is trained to assist the owner in all aspects of this process. From the initial design to the layout of the rooms for proper furniture placement, electrical needs and placement, architectural detail, lighting quantity and placement, cabinetry and all the interior selections (paint, hardware, counters, lighting, and flooring). Our firm helps our clients during this process and save them time and money by helping them to understand their needs.

Our company can also act as a liaison between you and your builder minimizing the stress associated with the building process.
